Evergrene’s Outlandish HOA Fees
Evergrene still has some of the prettiest homes in Palm Beach Gardens, but everyone I talk to says the HOA fees are much too high. In a neighborhood with a failing reputation in the midst of a slumping real estate market, shouldn’t the Home Owner’s Association consider lowering fees to attract new residents?

Board is out of control. An Example: They
throw a party at the clubhouse every Friday
night, with a live band. Most of the time,
there are more waiters and HOA Board members
than anything else. Like most of the other
homeowners in Evergrene, I am paying almost
$6,000.00 per year so that they will mow my
lawn (which takes about 10 seconds every two
weeks), let me in the gate (We have two manned
gates, 24 hours a day, 7 days a week. The
guards have nothing to do but look at TV), and
support a clubhouse that serves more food to
the waiters than to homeowners. This Home
Owners Association Board SUCKS.

I agree with ‘I Hate Evergrene’. The fees
are extremely high, and we get very few
services. I would not have moved to Evergrene
if I had known that the HOA fees would be
so bad.

What are the fees exactly, and didn’t you know what the fees would be before you moved in? Or did they go up after you moved in? Aside from that, what are the other problems in this neighborhood? It looks nice to us and we are considering moving there, but I would like to know more of the inside story please. Thanks.

The fees run between $400 and $500 a month
They have been going up but the board has been placing some
new rules and regulations together that some people dont like.
If you google wci and eEvergrene you will find some old articles about the problems froma few years ago.
I think they have been resolved
Also if you live near the east side the train is very loud

Do yourself a big favor. Don’t even look at Evergrene. I’ve been a realtor for 12 years, and I can’t give away a home in Evergrene. The HOA Fee is off the charts.

complaints too. The HOA Board treats members
like prisoners. It’s all my-way-or-the-highway
with this board. Don’t even think about

I just got off the phone with a realtor in
Palm Beach Gardens. I was asking about one
of the houses in Evergrene. It seems that
the only homes for sale in Palm Beach Gardens
are in Evergrene. That seems a little strange.
The house looked great, and it was only $239K.
The reator finally told me the HOA Fee. I
thought she was kidding! The HOA fee is almost
$500.00 per month! I asked what that included.
She said they have a pretty good clubhouse, and
a tiny gym. That seems like a lot of money for
a “pretty good clubhouse”.
No wonder so many families in Evergrene are moving
out!

You may have asked the Realtor for homes under $250,000 ish in a gated community in PBG
Or something like that. Evergrene does offer a good looking home for a cheap price
but the quility is also a little on the cheap side and depending one where you live in the community
( the east side ) you may be dealing with train noise.
The only thing not cheap are the month fees.

The community does have an appeal similar to what you would find in a high end neighborhood. Mature landscaping, bordering the natural Florida really ads to the appeal as you drive through. Also, the community pool is annormous and recreation is definetly one of a kind. The lake there is so big that you can consider the houses surrounding the lake to have “views”. I think it’s about 36 acres is size.
So why are the fees so high or appear to be? I think it’s for all of what you get as a homeowner. Lawn care, man-gated 24hrs, pool plus restaurant/club, trash removal, basic cable, common area maintenance and taxes, management fees. I think the fees also include monitoring of ech homes alarm system.
What it comes down to is that if you calculated the items that you do get for the $400-$600/month fee in evergrene, you’ll find that yes it is high, but the premium isn’t that bad considering what you get.I figured it’s about $150/month extra than what homeowners commonly pay for anyway.
I haven’t seen a community (yes I’m a realtor) in this region that has this same appeal and have yet to have a customer say I don’t like it in there. In fact, if they can afford it they are willing to go fwd with a sale in most cases.

Peter – The $500.00 per month does not include trash collection. That is handled by the city. It includes 24/7 gates, an OK pool, a clubhouse that is inadequate for anything, landscaping, and a staff that is the size of an army. I HATE EVERGRENE is right. You don’t get much for your money around here.
